The fire caused extensive damage throughout. We initially visited site to carry out intrusive investigations following asbestos and air monitoring surveys, to establish the extent of the damage, followed by a full specification and tender process to appoint a competent contractor to attend to the works. Careful liaison with the insurance approved loss adjuster was required to ensure the works were appropriate to the wording of the insurance policy, but the project also included some upgrade works, the costs of which were met directly by the Client. We were pleased to act in the capacity of Contract Administrator to work alongside the Client, Contractor and Insurers to rectify the works with the project now complete and the property returned to the Client.

We were approached by the tenant to record the current condition of the premises in a Schedule which can be appended to the lease agreement. The Schedule can then be used at the end of the lease period when determining the extent of any claim for dilapidations (if any) resulting from repairs to the building fabric during the lease period. Our instruction also extended to a drone survey of the high level roof areas. We wish the ingoing tenant all the very best with the commercial venture.
